Info For Renters
Welcome to Thunderbird Park!
We hope you enjoy your time here. This is a deed restricted mobile home park, governed by an elected board with By Laws, Rules and Regulations, and Deeds of Restrictions.
Your mobile home’s owner is required to make you aware of this Deed of Restrictions (Deed of Restrictions, 04/25/2024, paragraph 20).
Here is a summary of some of the information that pertains to you as a renter, in order for you and our homeowners to enjoy our park.
1. We are a 55+ community and at least one renter must be 55 or older. Children may visit for a total of 21 days per calendar year and the 55+ renter must be present during that time. All leases and rental time periods must be for a minimum of 30 days or one calendar month.
2. As a renter, you must register at our office. Also, any overnight guests must register at the office. This is especially important in the event of an emergency or disaster.
3. Our amenities include: bocce, shuffleboard, horseshoes, swimming pool, bingo on Monday nights (in season), cards and other board games played at our clubhouse. There are also dinners, picnics, social hours and other events.
4. Our pool hours are 8:00 am until dusk weather permitting. The hours for children under the age of 16 are from 11a.m. to dusk. No glass, alcohol or food is allowed in the pool area. There are tables with umbrellas - if you open an umbrella, please close it before leaving the pool area. (This prevents wind damage to the umbrellas).
5. Garbage is picked up on Tuesdays and Fridays, beginning at 8:00 am. On Tuesdays only, recycling is also collected. On Fridays, yard waste is collected. Please be sure your trash is in a secure bag or container and placed by your mailbox by 8:00 in the morning. We ask that you do not put it out the evening before, as it draws rodents and may be torn open and scattered. Your owner should provide a recycle container and a trash container for your use.
6. If your owner does not contract out the yard work and instead does the yard work him/herself, please be sure to find out if you are expected to do this as a renter. Our yard maintenance company does many of the yards, but you should find this out from your owner.
7. Street parking is not allowed and no parking is allowed on grass, stone or landscaped areas on the lot. Overnight guests may park in the clubhouse parking lot but should not leave a car there indefinitely. No boats, boat trailers, campers, motor homes or other objects of this type may be parked or stored on that lot.
8. One standard umbrella type clothes drying line may be placed at the back of the lot - please check with the owner.
9. Pets should be registered with the office. All pet owners must bring proof of current vaccinations to the office. There is a limit of two pets per household.
10.As a matter of safety, please walk against traffic in Thunderbird and ride your bike with traffic. Consider carrying a flashlight at dusk and later.
11.Speed limit - the speed limit in Thunderbird is 15 mph. Please follow the limit. Please look for oncoming traffic (whether pedestrian, bicyclist, golf cart or car) before turning from one of our side streets onto Derwent.
12.When using the back gate (which is controlled by a remote), please give the car entering the park off Pine Ridge the right of way.
